Tenant representation in acquiring space concentrates on market knowledge, relationships with landlords and listening to and understanding the tenant’s needs. Market knowledge originates with having access to the proper databases of property information and knowledge of the deals currently being offered in the marketplace. JWB begins this process by helping the tenant define their space needs, image, budgets, and general environment. The process than moves to a survey of all space possibilities in the desired submarket, review with client, actual tour of spaces with client, narrowing alternatives, soliciting proposals, negotiation of the business terms of the lease, assisting space design, requesting the legal lease documents, assist along with legal counsel the negotiation of the lease and monitoring the space build out through the move in date. The tenant representation process requires a number of skills and as necessary, JWB will recommend various vendors in this process.
